PROPERTY MANAGEMENT AND MARKETING

Edgewater at Mission Bay is a 193-unit apartment project developed
by The Urban Housing Group in the Mission Bay neighborhood in
San Francisco. The six-story project consists of one- and two-bedroom
residences along with a number of townhomes. It won the
2008 Golden Nugget Awards Grand Award for “Best Apartment
Project - Four or More Stories.”

Sares Regis provided the marketing and leasing services for this
project. Edgewater opened on August 15, 2007, with rents at
$3.27 psf. During the traditionally slow autumn months, the staff
rented approximately 40 units per month and increased the rents to
$3.47 psf. Stabilization was achieved by December 31, 2007, only
four and half months after opening. During the first quarter of 2008,
The Urban Housing Group sold the project to UDR for a
record-setting price of nearly $600,000 per unit.
