INTRODUCES NEW AUTOMATED PARKING SYSTEM IN SAN JOSE, CA

One East Julian Project to Include 64 Spaces for 43 Flats and Townhomes

SAN JOSE, CA – July 10, 2008– Regis Homes of Northern California is the first residential developer to introduce a new automated stacking/shifter parking system in downtown San Jose at its One East Julian project. The new community will hold its grand opening celebration on Saturday, June 28 from 12:00 to 5:00 p.m. The 43-unit project features flats and townhomes in the heart of downtown and by employing smart building principals the development will accommodate 64 parking spaces of which 30 will be available to residents by an automated stacking parking system.

“Automated parking systems are becoming more important as developers adapt to denser development opportunities throughout California,” said Todd Regonini, senior vice president of Regis Homes of Northern California. “As land becomes scarce in urban centers new projects will be required to find creative ways to maximize land use and meet planning requirements for both parking and open space.” Very efficient parking garages have one space per 300 square feet but the One East Julian project will hold one car per every 200 square feet.

The parking system, designed and manufactured by Wöhr, one of the leading manufacturers of car parking systems in Germany, includes a number of sophisticated safety features to assure smooth and reliable operation for homeowners. Additionally, there are security gates to protect parked autos from vandalism and/or theft. It typically takes users 90 seconds to retrieve their car from a stacked/shifter parking system.

Seven other residential developments in the San Francisco Bay Area have installed Wöhr automated parking system and homeowners are finding it convenient and easy to use. 4395 Piedmont Condos in Oakland has been using a Wöhr parking system since last year with widespread acceptance from the initially wary homeowners. The system cannot accommodate king cab or extended bed trucks, large vans or extra heavy vehicles.

“It may be innovative to most buyers in California but in Europe, many homes have automated parking systems due to the need for high density development,” said Rob Parker, senior vice president of sales and marketing for Regis Homes. “Experience has shown that after a short period of time owners will become comfortable with the new system and see that the benefits outweigh any concerns in parking their vehicle in a stacked/shifter parking structure.” Key benefits of the automated system are that the parking spaces won’t fill the entire building footprint at grade and space taking multi-level ramps are not required. Regis Homes is investing around $20,000 per automated parking space.
