Commercial Acquisition Criteria
- Strategy:
Acquire well located properties in Northern California markets that allow us to leverage our local market knowledge, management and development expertise to reposition and enhance the value of investments.
- Product Type:
Office / R&D
Industrial
Land
- Quality: A, B or C
- Size: Average values between $10-$100 million. Individual assets or portfolios.
- Age: We will consider older properties and recent construction.
- Investment Opportunities:
Value-add including development, lease up, re-tenanting, rehab, or redevelopment. We will also consider core and core plus investments.
- Deal Structure:
Typically all-cash with no financing contingency, but we will consider the assumption of existing financing.
- Investment Horizon:
Ranges from 3 – 5 years for value-add investments to 7-10+ years for core investments.
- Target Markets: San Francisco Bay Area and Sacramento.
- Sourcing: Sourcing brokers on unlisted properties will be protected
- Competitive Strengths:
We have significant local development history and expertise. We have developed 7.5 million square feet of commercial and institutional product in the Bay Area over the past 14 years.
