Commercial Acquisition Criteria

  • Strategy:
    Acquire well located properties in Northern California markets that allow us to leverage our local market knowledge, management and development expertise to reposition and enhance the value of investments.
  • Product Type:
    Office / R&D
    Industrial
    Land
  • Quality: A, B or C
  • Size: Average values between $10-$100 million. Individual assets or portfolios.
  • Age: We will consider older properties and recent construction.
  • Investment Opportunities:
    Value-add including development, lease up, re-tenanting, rehab, or redevelopment. We will also consider core and core plus investments.
  • Deal Structure:
    Typically all-cash with no financing contingency, but we will consider the assumption of existing financing.
  • Investment Horizon:
    Ranges from 3 – 5 years for value-add investments to 7-10+ years for core investments.
  • Target Markets: San Francisco Bay Area and Sacramento.
  • Sourcing: Sourcing brokers on unlisted properties will be protected
  • Competitive Strengths:
    We have significant local development history and expertise. We have developed 7.5 million square feet of commercial and institutional product in the Bay Area over the past 14 years.
